Rental Application Process

 

Thank you for your interest in Kouri Management! We are pleased that you have decided to apply for a home with us! This document explains the rental application process, and application requirements. 

Application Process

  1. Fill out a rental application and schedule a tour. The application fee is $25 and applications are available online at kourimanagement.com. Paper applications are available upon request at various office locations, or a leasing agent can provide one at your showing. Applications are generally processed within 2-4 business days, however processing may be delayed if we do not receive all supporting documentation, or if your application is incomplete.
  2. Put down a deposit. Once you decide to rent a home, you will have 48 hours to pay your deposit and sign a deposit agreement form. Once these two items are done, the listing will be taken down and the home held for you for up to 21 days. 
  3. Pay first month’s rent due on or before move in day. Regardless of your move in date, a full month of rent will be required up front. If your move in is not on the 1st, you will pay a prorated amount on the 1st of the month following your move in date.  Note: deposit and first months’ rent must be paid by certifiable funds (credit/debit, cashier’s check, or money order. ACH and personal checks are not accepted).  After deposit and first months’ rent is paid, regular monthly rent may be paid by any of the available payment methods.
  4. Move in! Once all the above is done, we will arrange a time for you to pick up your keys. Keys need to be picked up during office hours, Monday – Friday. 

 Rental Requirements

We consider three criteria when reviewing applications…

  1. Income
  2. Rental History
  3. Legal and Criminal History

Income: We require that your income is equal to at least 3x the rent, with at least 6 months of income history. The following documents are required to be attached to your application.

Employed

Pay stubs from the last 4 pay periods (2 if paid bi-weekly).

Employed (New Employment)

Offer letter on official company letterhead.

Pay Stubs or W2 from previous employment.

Self Employed

Income statements prepared by an accountant for the last 2 years

Disability/SSI

Award letter dated within the last 6 months, plus last 3 bank statements.

Other (tips, bonuses, commission, pension, etc.,)

Three months of bank statements

Child Support Payments

Not considered for income

 Rental History: We require consistent rental history and good references from previous landlords. 

A questionnaire will be sent to the rental references provided in your application to collect this information. If possible, please give your previous landlords a heads up that they will be receiving a request for reference to speed the process up.

A background search will be conducted for any evictions filed on any applicants in the past. Previous evictions shall be screened as follows.

No Eviction in Last 10 years

Automatic Approval

Eviction between 2 and 10 years

Manual Review Required

Eviction in Last 2 years

Automatic Denial

 Criminal History:  Criminal conviction records of both applicants and residents are evaluated as part of the application review process. We follow the HUD guidelines that suggest avoiding blanket policies (with the exception of individuals on the sex offender registry and those with convictions for manufacture of methamphetamine) and evaluate on a case-by-case basis.

 Credit Requirements for select homes (Check the listing to see if Credit Screening applies):

  • 650 and above – Criteria met.
  • 550 – 649 – Manual review. Credit report will be reviewed by a member of management. Delinquent accounts, charge-off’s, collections, etc., will negatively impact your application. Collections for utilities or other property management companies/mortgages could result in denial. 
  • 549 and below – criteria not met, automatic denial.

Falsification of Rental Application –  Any falsification of information provided in the application or any other documents will result in automatic denial, without the opportunity  to reapply. Furthermore, applicants will forfeit any application fees or deposits paid.

This document cannot cover every scenario; we cannot discuss approval or denial verbally. We must have a completed written application to give an official result. This document is not a contract, we reserve the right to use our discretion when reviewing applications. We are committed to following the fair housing act when reviewing applications. Application fees are not refundable.
